Governor Chukwuma Soludo of Anambra State has issued a stern warning to house agents operating in the state, vowing to crack down on those accused of extorting tenants through illegal charges beyond the approved commission.

The governor made the declaration while addressing residents, expressing concern over reports that some real estate agents continue to demand additional payments from tenants even after collecting the legally permitted 10 per cent agency fee on annual rent.

Soludo said his administration had received numerous complaints from residents who alleged that agents impose extra charges after tenants have already fulfilled their rental obligations.

According to the governor, such practices place unnecessary financial burdens on citizens and will no longer be tolerated.

“I learnt that after tenants pay their house rent, agents still collect additional fees from them. House agents in Anambra State should get ready, we are coming for them soon,” Soludo warned.

The governor’s remarks signal a renewed effort by the state government to regulate activities within the housing sector and protect tenants from exploitation.

In recent years, prospective tenants in many parts of Nigeria have complained about multiple charges imposed by agents and landlords, including agency fees, legal fees, inspection fees, and other levies that significantly increase the cost of securing accommodation.

Soludo did not outline specific measures the government intends to introduce but indicated that authorities would soon take action against erring agents who violate existing regulations.

The warning has sparked discussions among residents and stakeholders in the real estate sector, with many tenants welcoming the move as a step towards reducing the financial pressures associated with renting homes in the state.

The Anambra State Government is expected to provide further details on enforcement measures in the coming weeks as it intensifies efforts to address complaints from tenants and ensure compliance with housing regulations.
